Tile roofs have a reputation for lasting 50 years or more, and that reputation is earned — when the system underneath them is sound. But here in Santa Clara Valley, thousands of tile roofs are failing well before that mark, and the homeowners who live under them are often caught off guard. The tile still looks fine from the street. The leaks seem to come and go. And nobody can explain why a roof that is supposed to last a lifetime is giving them problems at year 30.
The answer, in nearly every case, is not the tile. It is what was done — or not done — underneath it during the original installation. Understanding the most common failure points, maintenance demands, and hidden risks of a tile roof puts you in a much better position to protect your home before a small issue becomes an expensive one.
Why Tile Roofs Fail Earlier Than Expected
Homes Built on Open Sheathing with No Underlayment
The single biggest problem with tile roofs in our area involves homes built in the late 1960s and early-to-mid 1970s. Thousands of tract homes across San Jose were constructed with one-by-six spaced sheathing — individual boards with gaps between them — and tile installed directly on top with no underlayment whatsoever. No plywood deck, no felt paper, nothing between the tile and the open framing below.
If you own one of these homes, you already know the symptoms: leaks that shift location depending on wind direction, dirt and small debris blowing into the attic, and the unsettling feeling that your roof is not really keeping the weather out so much as redirecting it. These roofs need a complete tear-off — tile removed, solid plywood or OSB decking installed, proper underlayment applied, and then new tile. There is no shortcut and no partial fix.
Sun-Damaged Underlayment from New Construction
Even homes that were built with underlayment often carry a hidden defect from day one. During new construction in the 1960s through 1980s, the standard sequence was to frame the house, roll out a single layer of 30-pound felt paper, and then load pallets of tile onto the roof to get the structural weight in place. The builders would then walk away from the roof for 90 to 120 days while they finished the interior — sheetrock, stucco, painting, trim, everything.
By the time they came back to actually install the tile, that felt paper had been baking in the California sun for three or four months. Thirty-pound felt has no UV rating. It was already compromised before the first tile was set, but nobody could see the damage because brand-new tile was covering it. Those roofs were failing from the day the home was finished — it just took 25 or 30 years for the symptoms to show.
The S-Tile Rodent Problem
If your roof has S-tile — the barrel-shaped profile common across San Jose, Saratoga, and Los Gatos — you are especially vulnerable to animal damage, and squirrels are the worst offenders. The curved shape creates gaps at the eaves, hips, and ridges that are wide enough for squirrels to enter. Once underneath, they build nests, have their young, and chew through the underlayment. They also cache acorns and other debris under the tile, which blocks the natural water flow path and creates leak points that would not otherwise exist.
Squirrels are territorial and persistent. They return to the same nesting sites generation after generation — like salmon swimming upstream. Short of removing the tile entirely, there is no reliable way to permanently exclude them from an S-tile roof. Mice, rats, and pigeons cause similar but less severe damage: nesting material, droppings, and chewed underlayment that quietly degrades the waterproofing over time.
For homeowners replacing an S-tile roof that has had rodent issues, the most effective long-term solution is transitioning to a low-profile flat tile. The tighter fit eliminates the entry points that larger rodents exploit, significantly reducing the risk of future damage without changing the overall appearance of the home.
Solar Panels on Tile Roofs: A Common Mistake
Solar is everywhere in San Jose and the South Bay, and solar companies will install panel arrays on tile roofs — but the reality homeowners discover afterward is less encouraging. Tile is a rigid, brittle product, and the foot traffic required to install, service, and clean solar panels routinely cracks tiles that are hidden underneath the array. Those broken tiles go undetected until a heavy rain finds its way through — and at that point, the damage is buried under equipment that cannot be easily moved for repair.
A better approach is to install asphalt shingles in the section of roof where the solar array will sit, mount the panels on the shingles, and then picture-frame the tile around the array. The shingles are flat, durable, and will not crack under foot traffic or mounting hardware. Any tile around the perimeter that gets damaged during maintenance is easy to access and replace individually. It is a small change in scope that prevents a much larger problem.
Lightweight Tile vs. Standard Weight: What Your Home Can Handle
Standard weight tile runs roughly 950 to 1,000 pounds per square (one square equals 100 square feet) and is designed for homes whose framing was engineered to carry that load. If your home in Los Gatos, Cupertino, or Campbell was originally built with asphalt shingles or a wood shake — and roughly three-quarters of the homes in our valley were built with wood roofs — the framing was designed for a much lighter load, around 200 to 250 pounds per square dry. Lightweight tile, at approximately 600 pounds per square, bridges that gap: it delivers the tile look without requiring structural reinforcement.
The trade-off is fragility. Lightweight tile cannot handle foot traffic. A satellite installer, a chimney sweep, a painter, or even a teenager climbing out of an upstairs window onto a lower roof section will crack lightweight tiles underfoot. Those cracks go unnoticed until the next heavy rain. For this same reason, solar panels on lightweight tile roofs are a particularly bad combination — the mounting hardware and repeated service visits are more than the product can reliably withstand.
Tile Roof Maintenance: The Debris Problem Nobody Warns You About
Tree debris is the number one maintenance issue for tile roofs and the single most common reason homeowners in San Jose and Los Gatos call about tile roof leaks. If you have large oaks, redwoods, or any species that drops leaves, needles, or branches near your home, and your roof has valleys, hips, or other multi-angle areas where debris accumulates, that material needs to be cleared on a regular schedule.
Debris dams up in valleys and prevents water from flowing off the roof, forcing it sideways underneath the tile where it reaches the underlayment and eventually the interior of the home. Cleaning a tile roof means lifting tiles in those valley areas, removing the debris underneath, and resetting the tile — it is not a job you can do with a leaf blower from the ground. If your property has mature trees and a complex roofline, annual or biannual tile maintenance is part of the cost of ownership. Not every tile roofing contractor offers this kind of hands-on maintenance work, but it is exactly the kind of service that prevents small problems from becoming five-figure repairs.
Thinking About Switching from Tile to Another Material?
Some homeowners considering a reroof wonder whether they can convert from tile to composition shingles, standing seam metal, or another system. It is possible, but it involves more work and cost than most people expect. Tile roofs use a specific type of metal flashing at every wall intersection — both vertical and horizontal — and that flashing profile is unique to tile. It does not work with shingles, metal panels, or any other roofing product.
Converting means opening up those wall intersections, removing old flashing, installing new flashing suited to the replacement material, and patching the stucco, siding, or trim that gets disturbed. That carpentry and stucco work adds real cost. More importantly, your home’s stucco lines, trim details, and overall aesthetic were designed around that tile roofline. Changing it alters the entire look of the house. And the longevity math usually favors tile: if your tile roof lasted 40 or 50 years, an asphalt shingle roof in the same position would already be on its second or third replacement by now.
